A large proportion of projects will not require or justify the need for an architect or the costs of paying these fees. There are generally 3 ways architects charge,

1. By percentage. Anything between 5-12% of the overall cost of the project. This is generally for larger projects or more complex work.

2. By lump sum. Smaller and simpler projects, they will usually give you a fixed figure, this can range from anything between £1500-5000 depending on the type of drawing produced.

3. By time. They can change you an hourly rate, this can range from anything between £50-£100, this will depend on the seniority of the person doing the work.

There is no need for a site visit, the process can be done 100% remotely. What we require is a simple sketch of your property, which includes the internal and external dimensions, a few choice photos and your address. With these few details, along with the help of sites like Rightmove and Google street view, we can produce you a set of drawings.

Once you have sent in these detail, we can discuss your extension needs, sort out payment, then you just need to sit back and wait. You will receive your drawings usually within 7-14 days. If you have choose the design and cost option, you now have a working drawing and a accurate cost of what the works will cost you.
